What is NOT a function of a property manager?

The role of a property manager primarily focuses on the interests of the property owner, rather than the tenants. A property manager is responsible for managing the property effectively to maximize the owner's investment, which includes generating the best possible net operating income, preserving and maintaining the property, and fulfilling fiduciary duties towards the owner.

While property managers must ensure that tenants have a satisfactory experience to retain them and maintain occupancy levels, their fiduciary responsibility lies with the property owner. This involves making decisions that are aligned with the owner's financial interests and property management goals, rather than prioritizing the needs and interests of the tenants. Therefore, fulfilling fiduciary duties to the tenants does not fall within the core responsibilities of a property manager.
